Tax Advantage

Non-Resident Investors Pay Just 1.44%* Tax on NZ Interest Income

Through New Zealand’s PIE (Portfolio Investment Entity) fund structure, non-resident investors who register as Notified Foreign Investors (NFI) are taxed at just 1.44%* on NZ-source interest income, one of the lowest tax rates available to international investors anywhere in the world. Eligible investors only.

This rate is set under New Zealand law and applies specifically to interest income earned through a qualifying PIE fund. The Blossum AIP Fund is structured as a PIE, making it fully eligible.

Who Qualifies

Non-residents who are not NZ tax residents, not a controlled foreign company, not a non-resident trustee of an NZ trust, and not a foreign investment fund in respect of which a New Zealand resident has an income interest of 10% or more.

How to Register

Notify the fund that you are a Notified Foreign Investor and provide your full name, date of birth, home country address, and your country’s tax identification number (TIN). Our team assists you through onboarding.

What It Means in Practice

If you are a Notified Foreign Investor, on an NZD $5M investment, NZ-sourced interest attributable to you is taxed at 1.44%* and paid at the fund level. The distributions to you are not subject to further NZ tax; and no NZ income tax return is required for this income.

* Important, eligible investors only: The 1.44% rate applies to NZ-source interest income for investors who qualify as Notified Foreign Investors (NFIs) in a foreign variable-rate PIE under New Zealand tax law. To qualify, you must not be a NZ tax resident, a controlled foreign company, a non-resident trustee of a NZ trust, or connected to a NZ resident holding ≥10% income interest in the fund. How We Protect Your Capital

Wholesale property credit is only as good as the rules around it. Every Blossum loan is underwritten against a strict framework, and the portfolio is monitored weekly by the Investment Committee.

Registered first mortgages

Every loan is secured by a first-ranking registered mortgage over New Zealand property. We sit ahead of any other creditor on the title.

75% portfolio LVR cap

The portfolio’s weighted-average loan-to-value ratio is held below 75%. That equity buffer absorbs property value movement before investor capital is exposed.

Conservative valuations

Independent registered valuers assess every security property, using current market evidence and as-is value, not optimistic forward projections.

Active loan monitoring

Every facility is tracked through its life: interest cover, drawdowns, completion milestones, exit progress. Issues are flagged early and managed before they become losses.

Geographic diversification

No single region carries the portfolio. Concentration limits cap exposure to any one borrower, sector or location, so a soft local market doesn’t drag the whole fund.

Short terms, defined exits

Loans run 6 to 12 months with the exit strategy underwritten at entry: refinance, sale or development completion. Capital recycles fast; risk doesn’t compound.
