A Simple Idea, Run With Discipline

There is a real gap in New Zealand lending. Sound businesses and property owners need funding faster and more flexibly than a bank will move, and they are willing to pay a fair rate for certainty. Blossum lends to them against registered mortgages over New Zealand property, then passes that interest income through to investors as monthly distributions.

Borrowers are the engine of the model, not the headline. What an investor receives is the output: income secured by real property, a conservative loan-to-value buffer on every facility, and short loan durations that keep capital moving rather than locked away. Through New Zealand's PIE structure, that income is also tax-efficient.

Every loan is backed by a registered first or second mortgage over New Zealand property. Investor income comes from interest paid on real, secured assets.

As a Portfolio Investment Entity, NZ resident investors are taxed at a 28% PIR and non-residents who qualify as Notified Foreign Investors at 1.44% on NZ interest income. Eligibility applies.

How Investor Capital Is Protected

A return is only as good as the rules behind it. Every Blossum loan is underwritten against a strict framework, and the portfolio is monitored against defined limits. These are the controls that sit between a borrower and your capital.

First and second mortgages

Every loan is secured by a registered mortgage over New Zealand property. The security sits on the title, ahead of unsecured creditors.

75% portfolio LVR cap

The portfolio weighted-average loan-to-value ratio is held below 75%. That equity buffer absorbs property value movement before investor capital is exposed.

Short terms, defined exits

Loans run 6 to 12 months with the exit underwritten at entry: refinance, sale or completion. Capital recycles fast and risk does not build up over time.

Prepaid interest

Interest is commonly prepaid at settlement, so income is funded from day one rather than relying on a borrower remembering to pay each month.

Disciplined credit

Independent valuations, serviceability checks and exit validation on every facility, with active monitoring through the life of each loan.

Zero capital losses to date

The fund has experienced no investor capital losses to date. That reflects the framework above. It is a record to date, not a guarantee of future performance.

The Opportunity

An Underpenetrated Market, By Design

New Zealand banks have stepped back from large parts of business and property lending, yet the non-bank sector that fills the gap is still small. Non-bank lending sits at roughly 1.5% of the New Zealand market, against about 8% in Australia and around 53% in the United States. That gap is the room Blossum lends into, on conservative terms, while demand from sound borrowers stays strong.
